So what is it you are really
hiring a REALTORŪ to do for you anyway? The list is actually quite
long, but basically to market your home exposing it to all potential
buyers, and then to manage all of the details resulting in a smooth
closing with no surprises. So why do I provide the best value
around. Simple, LOW OVERHEAD. If you hired me to market your home
and I delegated most of the work to a staff, I would have to pay the
staff and charge you more, it's really pretty simple. The benefit of
having a staff would allow me to increase the volume of business I
do, allowing me to make more money. The benefit to you, none. Why
hire someone who makes a good sales pitch, only then to have other
people do the work you hired the realtor to do? It just doesn't make
sense. If you hire me to market your home and manage the sale, that's
what you get. The bottom line is that you get better service, at a
better cost.
Let's
also take a
quick look at the factors involved in successfully selling a mountain area
home.
The first factor is the current demand for the specific home that you
are selling. A home that is in a good location, in good condition and
that is priced well, will certainly sell much faster than an outdated,
overpriced home in a less desirable location. What will need to be done
to the second home to achieve a sale? Will some physical work to the
home be the answer? Will it be more cost effective to adjust the asking
price? Maybe some combination of both? My point is that a good agent will bring to your benefit a knowledgeable interpretation of the current
market relative to your home. Never make the mistake of hiring the
agent who suggests an asking price far higher than other agents.
Unfortunately this is a method to gain your listing, inevitably to
suggest a price reduction after a short while with no results. Once
your home is ready to go on the market for top dollar, it needs to be
exposed to every potential buyer.

of course critical to selling any product or service, if buyers do not
know about your home, they simply can't buy it. Once an acceptable
purchase contract has been negotiated, I continue to manage the
sale process until closing.
