Lets face the fact, sometimes real estate
professionals and home owners selling on their own mix about as good as
oil and water. So why am I any different?
My opinion of selling a home is like any other do-it-yourself project.
Some people can build a new deck on the house or tackle that kitchen
remodel, while some people simply want or need to hire a professional. I
confess; long before I started a career in real estate, I sold my first
home as a fsbo. Now, as a professional I tend to work with fsbo's and
not against them. I offer some valuable services designed to assist you
with selling your home.
Most who have taken on the sale of their home have done some research,
laid out some sort of marketing plan, and understand what they are
getting into. And oh yes, be aware of the many companies who claim to help you sell on your own, most do not include MLS exposure, and that only reduces your chance of selling.
Before paying a fee to one of these companies, consider what it is you are really getting for your money. Will they be with you when questions arise?
So what can I offer to fsbo's?
I offer several different options. The first of which is designed only to assist you in
document preparation and closing services. The second program is a menu of Realtor-specific marketing services offered to you on a pay-per-use basis.
Here's how the programs work:
Document prep. & closing service.
O.K., so you have found a buyer for your
home, you will need to prepare some disclosure forms, a purchase
contract, closing instructions, arrange for title insurance, arrange for
closing services, etc... or have professional assistance with all of
these items and more.

The cost is a flat
fee of $1500 and can be
paid by buyer, seller or any combination. An unbeatable value to assure
that so many factors are addressed correctly during your sale.
Program #2. So you have decided to sell on your own.
You should be aware of some basic truths about the "system"
that is in place in the professional real estate community. Buyers today
are more capable than ever before to research the market, look up
listings and then contact an agent for what amounts to be free
representation that's paid for by the seller.
Because of technology and changes in the industry, buyers are using
"buyers agents" more than ever before. One of the
disadvantages you
face as a fsbo is not having access to the marketing tools that give
your home maximum exposure. The local MLS systems, the Busiest consumer
site on the web, REALTOR.com, high distribution magazines such as
"Homes Illustrated" and others. Once in the local MLS, listed
homes can be toured by potential buyers in the company of a real estate
professional. Access to the home is gained according to the owners
instructions via a "lockbox". This means that homes are shown
while most sellers are at work, play or wherever. Successful fsbo's will need to have the time
available to show their home regularly, and should also be aware of
the dangers of letting unaccompanied strangers into their home. That said, what else do I offer?
